Wright Management has years of experience working with developers on start up and owner transitions.  We believe that developers should provide their future clients the most accurate budget as possible that reflects real expenses to insure the financial success of the Association.  We have a strong knowledge of association documents and have proved a valuable resource to everyone that uses our services.  We want to keep working with the association after the turn over so we make sure everything is done correctly.  Our allegiance lies with the association not the developer.  We do not work for developers that want to show their buyers the cheapest HOA fees as possible just to make a sale.  The developers that want to sell real communities to families and actually care about their product are the ones we work for.  Realistic budgets are a selling point and potential buyers appreciate that.

Our Developer services include:

Gather all information and solicit all bids required to develop a REAL WORLD budget
Including but not limited to:

  • Pay bills
  • Monitor property
  • Assemble Association books for new owners (upon request and for an additional charge)
  • Online access to documents
  • Provide accurate information to closing agents Send welcome letters to new owners and keep them current on the status of the association
  • Collect dues from new owners and the developers portion 
  • Coordinate and assist in the turn over
  • We provide all the information to the new board in a clear and organized way so they can spend their time on the important matters rather than playing "catch-up".

We charge by the hour for our actual time spent.  The initial budget development and other preliminary services are billed to the developer, after that we bill the association for our time processing checks, reconciling bank statements, copies, postage etc.
